How we helped a self-employed client get a mortgage
We were recently contacted by a friend, who put us in touch with his daughters’ partner to arrange a mortgage. He had approached his bank and then a local mortgage broker. However, in both cases, the computer said no!
The client had been employed for a number of years with the same company and then his employer chose to change his terms to self-employed/contracted. He had been in that position for 3 months and nothing had changed from his side as he was still performing his previous role within the organisation and still receiving all his work from the same company.
99% of lenders wanted an absolute minimum of 12 months within the new arrangements before they would even look at this case. As a whole of market mortgage adviser, we were able to source a lender who was willing to consider the whole picture. They understood in around 9 months he would be able to provide his first year’s accounts, as his accountant had confirmed that his remuneration for the coming year would be similar to his previous year, based on his contract with the company.
We were able to secure a mortgage offer which most didn't believe would be possible. If you have a different lending proposal then don't give up at the first hurdle - instead give us a call and speak to someone who can access smaller and probably less well-known lenders in the marketplace. We may just have a solution!
